House is nearly finished...finally So already looking for the next project and thinking of getting this one on the market. To keep profit to a maximum I was considering marketing it myself, i.e. no estate agents and therefore no fees. Anyone gone down this road before ? Cant see that it is essential for an estate agent to get involved - may mean a bit more running around for me, but thats ok - as long as both parties have a good solicitor then surely all the legal documents can be drawn up. Advice please.

Other than the exposure that can be achieved when using a reputable estate agent my opinion is that most are a bunch of useless w@nkers. The key to the deal is always the solicitor if you can do the selling yourself then do it.

a lot of guys at my work have used the internet websites such as right-move and the like to buy and sell houses. Hundreds of Thousands of people log onto them every day and it seems like a very good way to market your house.
PMSL ... you can even list it on Pistonheads!!

In Edinburgh - you just bung it on a website that everyone uses (ESPC) and your brief does the rest. My mate who is conceyancing lawyer in London says its the best way - but you need exposure like a good website. Its got to be the way of the future - and the death knell for estate agents - bast@rds.

Going to put it on findaproperty.co.uk at first me thinks. Once it up i'll post the link and you can tell me what you think of my marketing capabilities I'd appreciate any constructive comments - probably do the advert this weekend.

I sold my last house myself. This was in Scotland 6 years ago. It originally went on with agents who were useless, so I took it off the market and went about selling it myself. Usual routes: web, magazines, local newsagent etc etc, but sold it to a colleague from work in the end. The web was good for getting interest, but turning that into viewings could sometimes be awkward. However, that was 6 years ago, and I'd imagine the various sites are much better these days. I'd definitely do it. Can't stand the lying, cheating, thieving, stealing snivellers that do nothing but print a glossy A4 page and charge you an arm and a leg. I'd definitely sell myself again. It was quicker too. The previous agents did nothing for 2 months, then I managed to start and compete the entire sale in the next 4 weeks after that.

Posey, go to an agent. Best to use one who is a NAEA member. If you REALLY want to do it yourself i can help you with the advert. I write them for a living.

Very nearly - did the advert yesterday, photos, dimensions, etc and emailed it to my solicitor this morning. He is going to have a quick look before I put it on findaproperty - just to check I havent written, or more likely missed, something that could drop me in it from a legal point of view.
Still having a go without an agent - if it doesnt work then i'll get onto one, but you never know, maybe, just maybe.
